Just bring your tent, sleeping bag, cooking stove or BBQ and utensil, frying pan, saucepan, and the old-fashioned whistle kettle. Your camping holiday couldn’t be easier, or cheaper.

And why not keep the children occupied with board and ball games, bike rides and swimming. Don’t forget some books and a radio too.

ELECTRICITY

Due to the uncertainty of electricity prices for 2023, the following will apply. We will charge you when you arrive at reception for the number of nights you will be staying with us, the price will be based on the tariff that the energy company charge us at the time.

PLEASE ENSURE you book a pitch with electric hook up at time of booking. Also remember it might be worth thinking about switching to solar or battery power.

High Season dates are: 1st July – 31st August inclusive
Minimum advance booking period for standard pitches for August Bank Holiday is 3 nights, all other times, 2 nights.
Please state size of caravan or tent when booking.

BOOKING TERMS

Please make payment in full two weeks prior to your stay. If payment is not received in full two weeks prior to your arrival, the booking will be cancelled, and the pitch will be resold.

Upon arrival, please report to reception to confirm your arrival and to be shown to your pitch.

PITCH AVAILABILITY

Your pitch will be available from midday on your date of arrival.

No arrivals after 9pm.
Service pitches – departure by 10am
Standard pitches – departure by 4pm

No commercial vehicles (vans) allowed on this site unless authorised.
Sorry no teenage groups, or large same sex parties (hen/ Stag) allowed.

Seasonal Static Rules

Selling your static caravan on site, and how to go about it: If the owner wishes to sell their static caravan, they must inform the park owner of their intention to do so.

The static caravan owner has unrestricted rights to sell the static caravan to go off site providing all fees and electrics have been paid.

There is no commission payable for static caravans sold to go off site. All static caravans sold to stay on site will incur a commission charge of 10%, VAT will then be added at 20% to the commission.

Vans 25 years + Static caravans that are over the age of 25 years old cannot be sold to stay on site, static caravans 25 years and older will have until the end of season 2025.

After the season of 2025 all static caravans 25 years of age or older will have to be removed from site. This is the static caravan owner’s responsibility. The pitch must then be replaced with a static caravan no older than 10 years old. If you no longer wish to keep your pitch, come the end of the season the static caravan and all accessories (decking, patios, slabs, steps plant pots etc) must all be cleared by the owner of the static caravan and removed from the park by the 30th November. The pitch must be completely cleared. This will then apply each year after 2025 to static caravans over 25 years old.

When the static caravan owner wishes to sell to a buyer who intends to continue to keep the static caravan on site they must comply with the following rules and procedures:
1. Let the park owners know their intention to sell the static caravan.
2. The static caravan owner must permit the park owners to approve the prospective buyer. The park owners would not refuse the sale except on reasonable grounds. The static caravan owner may reasonably expect to receive a fair price for their caravan, equally the park owners may reasonably expect to control the occupancy of the park.
3. The prospective buyer must read the parks rules and conditions before making a purchase. If the seller and the buyer come to an agreement, they must both sign the static caravan sales form at reception. If this form is not completed, the sale can not proceed. Please note it is only the static caravan, balcony, and contents that you are selling. Not the pitch the static caravan is standing on. The buyer of the static caravan must arrange at the reception if the static caravan will be able to stay on the same pitch or if it will have to be relocated.
4. The sale of your static caravan will include the static caravan, veranda, seating, beds cooker, and have an up-to-date electrical certificate.
5. All works carried out on static caravans must be carried out by Broad Farm. This includes siting the static caravan, connections, decking, patios, fences, drives, and pathways etc unless agreed and authorised by the owners of Broad Farm.

Park rules

To ensure a happy holiday for all our campers, we ask you to accept the following terms as a condition of booking.

BOATS
Boats cannot be launched from site onto Filby Broad

CARS
A strict 5mph speed limit is in place on site. Please use your car for getting to and from the site only, do not use cars to get from A to B on site unless you are disabled. Trucks and commercial vehicles are not permitted at any time.

DOGS
Dogs are allowed in the campsite. There are dog walks on the camp, please ensure your dog uses them. All dogs must be kept on a leash. If you are leaving the camp for long periods, please do not leave your dog alone. Do not take dogs into shower blocks or pool area. Should any complaints be received, we would have to ask the owners to leave.

CAMPERS
Campers are asked to turn down their radios and keep generally quieter after 23:00, as other camping friends may have young children. Barbeques are not allowed after 22:00. Loud music or karaoke are not allowed at any time. A little thought can ensure a happy caravan holiday for everyone.

CHILDREN
The supervision of children remains the responsibility of the parent and must always have an accompanying adult. If any children or teenagers cause annoyance to other campers, camp staff or cause damage to property, you will be asked to leave the site. Children’s play area is not to be used between Dusk and 08:30am. Children’s mini-motorbikes, battery operated cars or toys which make excessive noise are not allowed to be used on site.

REFUSE BAGS
Plastic refuse sacks are obtainable, free of charge at the booking office. When full, or at the time of leaving, please tie top of sack and place in the bins provided. Please note, bins are for the disposal of normal everyday household waste only. Large items such as televisions, carpet, chairs, fridges, wood, beds etc, must be disposed of using a licenced refuse tip.

SWIMMING POOL
Parents must accompany children at all times. Dogs are not allowed in swimming pool area.

LAUNDRY
Launderettes are open between 09:00 and 22:00. Please do not use machines for oily garments or cloths. Any form of linen line or clothes airer must be removed when not in use. Any line or airer will be disposed of if not being genuinely used (a dish cloth or tea towel does not count).
